Summary of Rental Terms

General Information
These rental terms apply to all bookings where Inas Concierge AB (org. no. 559138-2105) acts as a rental intermediary. The agreement is made between the guest and the property owner, while Inas Concierge AB serves as the facilitating party. By completing the booking, you confirm that you have read and agree to these terms. Information regarding the specific property is outlined in the booking summary you have received.

Access to the Property
The property is available from 4 pm on the arrival day until 10 am on the departure day, unless otherwise agreed.
Information regarding keys and/or access codes will be sent prior to arrival.
Before arrival, the following conditions must be met:

  • The booking must be paid in full according to the booking terms.
  • Guest identification (via Superhog) must be completed.
  • Any pre-paid add-ons must be paid in full according to invoice terms.
  • The property’s house rules must be accepted.
  • A fee of 2% of the $500 security deposit must be paid in advance (via Superhog). In the event of damages, the remaining amount will be deducted from the guest’s card.

Failure to complete the above in time may result in the guest being denied access to the property.

General Rules

  • The minimum age for guests is 30 years. This does not apply to children accompanied by a guardian.
  • Pets are not allowed without prior written approval from Inas Concierge.
  • Parties are strictly prohibited. Guests must respect neighbors, especially after 23:00.
  • Smoking is forbidden indoors. Any smoking outdoors requires proper disposal of cigarette butts.
  • Rules regarding waste management, parking, and other shared resources must be followed.
  • Guests are expected to exercise care and show respect for the property and its surroundings.
  • Guests must have valid home insurance with all-risk coverage or equivalent liability insurance for international visitors.

Damages and Complaints

  • Any complaints (including cleaning issues) must be reported immediately, and no later than 48 hours after arrival.
  • Guests are responsible for any damages to the property or its equipment that occur during the rental period. All damages must be reported promptly. If a damage is discovered upon arrival that the guest did not cause, this must also be reported immediately.
  • Costs for damages or additional expenses may be deducted from the security deposit or charged directly to the guest.

Termination of Agreement
The agreement automatically terminates at the end of the rental period. The property must be left in the same condition as upon arrival and according to the provided check-out instructions. Violation of the rental terms or provision of false information may result in financial compensation claims, eviction, or police reports.

Full Rental Terms and Conditions

The following conditions apply to all rental agreements, which with Inas Concierge as an intermediary have been concluded between the property owner as landlord and the tenant. These rental conditions, together with other information received by Inas Concierge, constitute the contractual terms between the property owner and the tenant and only regulate the agreement for the rental of the object. Additional services provided by Inas Concierge are not governed by these rental conditions.
1. ACCESS
1.1. The Tenant shall follow the instructions for identification and acceptance of the Rental Conditions provided prior to arrival.
1.2. Tenants must be at least 30 years old at the time of booking. For minors traveling in the company of a parent, these age rules do not apply.
1.3. The tenant has access to the property from 16.00 on the day of arrival until 10.00 on the day of departure.
1.4. Keys are handed over via a key box with a code lock at the rental object. At the end of the rental period, the key to the rental object and other areas must be returned. Costs for any lost keys and for any resulting cylinder replacements are paid by the Tenant.

2. PRICES AND PAYMENT
2.1 All prices are stated in the respective booking confirmation. The stated booking fee must be paid at the time of booking. The final payment of the remaining part of the rent and other costs in addition to rent must be paid no later than thirty days before the start of the rental period.
2.2. When booking later than 40 days before the start of the rental period, immediate final payment of the full amount applies.
2.3. If the terms of payment are not followed, the agreement is considered broken and the right to the object lapses. Inas Concierge is thus entitled to cancel the agreement entered into and the tenant will then be charged according to the applicable cancellation rules.
3. CANCELLATION
3.1 The booking fee is not refunded in case of cancellation. In case of cancellation later than 30 days before the start of the rental period, 100% of the rent will be charged even if the rented object is not used.
3.2 Cancellation must be made in writing and applies from the day it is received by Inas Concierge.
4. ENERGY AND WATER
4.1 Unless otherwise stated in the rental agreement, the rental amount is incl. consumption of water, electricity, oil, gas and heat (this does not include wood for the fireplace).
4.2. In objects where energy consumption and water are not included in the rental amount, a predetermined amount is calculated per person to whom the house is rented. This amount is stated in the rental agreement or booking confirmation.

5. DEPOSIT
5.1 If a deposit is required, it must be paid in accordance with the rental agreement or booking confirmation, which also states the amount of the deposit. The deposit is a security for any damages, defects or additional costs and such costs can be settled against the deposit. The refund of the deposit will be settled as soon as possible, but no later than seven days after departure.
6. FINAL CLEANING
6.1. The tenant is obliged to leave the house in good condition according to the prevailing instructions for the accommodation, regardless of whether final cleaning is included in the rent or whether this has been ordered. If these regulations are not followed, the tenant will be charged 600 SEK / hour for necessary measures.
6.2. Inas Concierge has the right to charge a fee for mandatory final cleaning and for longer rental periods additional cleaning occasions. These are regulated in the rental agreement or booking confirmation.

7. SPECIAL PROVISIONS
7.1. The tenant may not grant the right to rent the dwelling to anyone else. The property may only be used for holiday accommodation purposes. Smoking is prohibited in the object and pets may only stay in the object with the consent of Inas Concierge. The number of tenants may not exceed the number of people specified in the object description and the age limit is 30 years unless otherwise stated.
7.2. The tenant and his company must be careful and take good care of the rented accommodation and follow the rules of order, instructions and regulations that apply. The tenant shall show consideration and respect for neighbors and local people. Special consideration and silence shall be shown to neighbors between 23:00 and 07:00.

7.3. If the tenant exceeds these regulations, Inas Concierge or the property owner has the right to cancel the agreement with immediate effect, without refunding the rent. In case of violation of the smoking ban or pet ban, Inas Concierge has the right to charge a fee to cover clean-up costs.
7.4 Pets: Pets are not allowed in the rental object without the consent of Inas Concierge.
7.5 Allergies: Although pets and smoking are normally not allowed in Inas Concierge rental objects, no guarantee can be given that animals have not been in the object or that smoking has not previously occurred. Inas Concierge and the landlord assume no responsibility for allergic reactions.

7.6 Noise: Inas Concierge or the property owner cannot be held responsible for noise disturbances - traffic, construction work, etc. that may occur in connection with the rental object.
7.7. Inas Concierge or the property owner cannot be held responsible for poor coverage/connection/data volume for internet or TV channels. Internet access should only be used by adults and the use of the internet should comply with relevant legislation.
7.8 Equipment: In the event that the property owner and the tenant enter into an agreement for the loan/rental of equipment such as bicycles, boats, etc., Inas Concierge disclaims all liability for damages in connection with such equipment or in case of malfunction.
7.9. Swimming pool: When using an object's pool, the tenant is obliged to follow instructions from Inas Concierge or the property owner.
8. DAMAGE
8.1. The tenant must leave the object in the same condition as on arrival. The tenant is responsible for the damage to the object and/or its inventory, which occurs during the rental period, and which is caused by the tenant himself or another, who stayed in the house during the rental period. Damage to the rental object and/or its inventory, which occurs during the rental period, must be reported immediately to Inas Concierge.

9. DEFICIENCIES AND COMPLAINTS
9.1 Should the tenant discover deficiencies in cleaning or other damage / deficiencies, this must be notified immediately after arrival. Complaints regarding cleaning shall be made immediately and complaints regarding other damages/defects shall be made as soon as they could reasonably be discovered. Otherwise, the tenant may lose the right to complain.
9.2. In the event of a complaint, Inas Concierge has the right to first try to remedy the problem. Inas Concierge reserves the right, if possible, to remedy a complaint by offering the tenant another equivalent rental object.
9.3 In the event that the complaint case for some reason could not be resolved on site, the tenant must submit a complaint case in writing to Inas Concierge no later than 14 days after the end of the rental period.
9.4 Any liability for compensation covers only direct financial damage. Inas Concierge or the property owner takes no responsibility for indirect damage or damage of a non-economic nature.
10. INAS CONCIERGE AS AN INTERMEDIARY
10.1 Inas Concierge's liability is limited to its role as an intermediary of rental objects and the landlord's liability rests with the property owner alone.

10.2. In the unlikely event that a rental agreement cannot be fulfilled for reasons beyond Inas Concierge's control, Inas Concierge is entitled to terminate the rental agreement against immediate repayment of rent already paid. However, Inas Concierge may, at its own discretion, if possible, offer the tenant another equivalent object in the same area and at the same price.
11. FORCE MAJEURE
11.1. Inas Concierge and the property owner shall be exempt from obligations that may arise from the agreement in the event that circumstances arise that are beyond its control, force majeure. Inas Concierge is entitled to cancel the agreement, in part or in whole, if such circumstances arise. Cancellation shall be preceded by a written request for termination stating the reason.
11.2. Neither the property owner nor Inas Concierge can be held responsible for changes in circumstances that are not affected by the rental object. Nor can the property owner or Inas Concierge be made responsible in the event of vermin on the object, as well as theft or the like.
12. OTHER INFORMATION
12.1. The agreement is not covered by the rules on the right of withdrawal.
12.2. Inas Concierge reserves itself for printing errors.
12.3. Inas Concierge reserves the right to change its rental conditions from time to time.

12.4. The tenant confirms through this agreement that he is aware that we store and process his personal data according to the company's privacy policy, which can be read in full at inasconcierge.se/integritet. We process personal data in accordance with GDPR, the EU Data Protection Regulation.
